On a fully managed basis we take care of everything for you, from finding and placing the right Tenant for your property, move in paperwork, deposit protection, photographic check in/check out inventories and reports, transferring utilities and council tax, collecting rent, periodic inspection reports and every other aspect of day management and legal compliance for your property.
When the tenancy comes to an end we work with you and your outgoing Tenant to make sure the property is made ready for re letting and will re market it again to achieve the best rent with the minimum void period.

The importance of a professionally cleaned property cannot be underestimated when presenting your property for rental.
We have a team of professional cleaners on hand and can offer general one off cleans before your property goes to market, and end of tenancy cleans to make sure that your property is handed back to you in the same clean condition it was let in.
We offer a wide range of cleaning services, including oven and carpet cleans, all of which are competitively priced.

Where it all started….. The Letting Agent was founded in reaction to a conversation Sharon had with a landlord she met at a networking event. This landlord had a small portfolio of just eight properties, and he was frustrated by the poor levels of service and lack of communication of the large “faceless” corporate company he was working with. Determined to show that it could and should be done better Sharon decided to take the leap and set up on her own.
From that small beginning, she quickly grew her business based on client recommendations. Since starting, with just that one landlord with eight properties in 2007, Sharon has continued to grow the business and we now take care of a portfolio of properties for clients worth more than £127 million. Since inception, we have collected almost £9.7 million in rent and set up thousands of tenancies!

SHARON PENALUNA (MARLA)
Founder and Managing Partner
Sharon started her career in property in Dublin in 1997. She made the move to Manchester in 2002 taking up a management and then directorship post in a well-known established property company. Drawing on her years of experience in property from both sides of the water she founded The Letting Agent in 2007 with a clear vision, to provide a service with good honest clear communication that her clients could trust. Sharon takes a hands-on approach to the smooth running of the business. Adaptable, enthusiastic, and personable she believes that our industry deserves better from its agents. She takes pride in heading up a great team, adapting and improving the business, and setting the standard for great service.
TY ARMARIO
Tenancy & Business Development Manager
Ty started his career in property at The Letting Agent in 2017 and has a real passion for looking after our Landlords and Tenants. He came to the industry from his role as a Customer Service Trainer in BT and made the move to us to embrace the opportunities that our industry offers for a more direct customer-facing role.
Ty is now a key player in the business and is one of the senior management team. He has been instrumental in building relationships with our trusted client base at home and abroad and is often the first person a new client coming to us with a recommendation will ask for! Always looking for ways to drive the business forward he is our “tech” guy and is always pushing us to stay ahead of the curve in developing our systems and how we communicate with our clients.
Liz Mullen

ACCOUNT MANAGER
Liz started working with Sharon when she relocated to Manchester from Birmingham with her family in 2011. Initially taking care of move-in admin on a part-time basis, she quickly proved her worth and became a full-time and essential part of the senior team.
Liz is well known and respected by our landlords and tenants for her experienced, practical, no-nonsense approach and her dedication to taking care of our clients. After 15 years in the industry, there aren’t many issues she hasn’t overcome. Liz often thinks outside of the box and comes up with creative solutions for the most challenging problems!
Steve Grimshaw
Maintenance
Steven is our go-to maintenance man! He works for us on a sub-contractor basis, but we consider him to be part of the team and appreciate his practical and efficient approach to solving maintenance issues. When faced with a difficult job he will always find a logical and fair solution and will work hard to ensure that even the most challenging of issues are resolved satisfactorily. Hard-working and conscientious he is trusted and well-liked by both our Landlords and Tenants.
Paul Penaluna
Partner
Paul started to work with Sharon at The Letting Agent in 2010 after eight years on the ground staff maintenance team at Man United. He made the move to work with Sharon as her business grew and she needed someone to manage the maintenance side of things. Paul has been instrumental in helping to turn around hundreds of properties for our landlords! He is a partner in the business and continues to support Sharon and the team.
